170-unit affordable mixed-use Melrose North project

Partner Sean Flynn and Architect Zachary Weimer, RA hosted a New York Passive House tour of the 170-unit affordable mixed-use Melrose North project alongside New York Passive House board member Vicki Yee, CPHD, WELL AP, LEED GA of Steven Winter Associates.

The two-dozen attendees were given a warm welcome by the on-site staff of Services for the UnderServed, the operator and services provider, and co-developer with Bronx Pro Group, LLC. The team and guests reviewed principles of Passive House design and project-specific details at the Melrose community room, then visited the landscaped backyard, NYCHA compactor facility, and building lobby.

The tour then took guests to the building rooftop to view centralized ERVs, boiler room, and PV solar trellises. Window details and passive strategies for thermal comfort were analyzed in an affordable unit, and the tour concluded in the DreamYard Project community space on the ground floor, where we saw their community Game Night ramping up.
