Third Avenue Development is officially Phius certified! This innovative eight-story building, defined by a playful façade and prominent photovoltaics, provides much needed affordable residences and the Little Scholars Early Development Center to the Morrisania neighborhood.
Energy efficiency measures include the use of insulated concrete forms with energy stick, a building envelope 5-10 times tighter than a standard façade, fiberglass triple pane windows, energy recovery ventilators, split heat pumps for heating and cooling, LED lighting and low flow water fixtures. In addition to the embedded climate resiliency of this high-performance Passive House and LEED Platinum building, the project also offers residents amenities crucial to developing social resilience.
Addressing the challenge of a narrow and deep site, the building is divided into a front and back, with a central court viewed from units and each floor’s residential corridor. Active Design promotes healthy living, with circulation patterns given special consideration. Residential corridors with floor to ceiling glazing provide natural light from the interior courtyard, and direct line of sight to the staircase from each landing, creating a vibrant space that encourages active use. The green roof and roof terrace each provide accessible open space to all residents.
