78 Third Place is a renovated townhouse in Carroll Gardens, Brooklyn that is a Passive House Plus Certified home with photovoltaic panels on the roof. The work included the restoration of the front façade, a new third floor with a mansard and a rear addition whose size rivaled the existing home. The clients were interested in creating a comfortable home suitable for everyday living and entertaining that respected the historic character the original house, but also incorporated high‐performance building construction.
The solar panels on the roof help to offset the electrical draw of the home and are designed to handle a majority of typical daily use. A portion of the array creates a shade canopy over the south facing roof deck, allowing it to be enjoyed on sunny summer days. Adding to the many benefits of a passive home, the operable triple glazed windows and the detailing of the front and rear envelope also help to create a quiet and serene interior environment. Where many houses have soffits for air conditioning ductwork, we have clean ceilings and crown moulding. Where other houses need radiators in front of every window, we have small grills located only in the central core. Passive House opened opportunities for this home and allowed for freedom of the design.
